Charming villa with outbuilding and heated swimming pool in Loix

The villa and its annex are warm, comfortable, and functional. The larger one is our year-round home, so everything is very comfortable. In the main house, there is a beautiful open-plan living area with a kitchen, dining room, and lounge with a TV corner, all opening onto a south-facing terrace with a bioclimatic pergola. There is also another lounge/games room with a piano (Kemble), also opening onto the terrace. In one part of the house, you will find the master bedroom, the South (30m² / 180x200 bed), which is also a wellness room (with several designer exercise machines), its bathroom, dressing room, and private south-facing terrace overlooking the garden and with direct access to the swimming pool. In another part, you will find the Laurel bedroom (140x200 bed) with its bathroom, opening onto the pool, and a children's bedroom with a single bed (90x190). Possibility of adding a second bed.
And in the last section, the Fig Tree bedroom (160x200 cm bed) or the possibility of two single beds (90x200 cm) with its own shower room and private terrace overlooking another part of the garden.
There is also a laundry room.
The 3 independent living areas open onto the large living room.
This house therefore has 4 bedrooms, 3 bathrooms and 3 toilets.
Ideal for 2 or 3 families.
For winter, underfloor heating throughout the house and a wood-burning stove in the living room.
A bioclimatic pergola has just been installed on the terrace, as well as an outdoor kitchen with a griddle and refrigerator. In the annex (75m2), there are 2 bedrooms: - The Zen bedroom (160x200 bed), with its own bathroom, a small desk, and access to the garden. - The Cosy bedroom (160x200 bed or 2 single beds), a third bed (90x200), with its own bathroom (with walk-in shower). - 2 toilets. A living room, an open-plan kitchen, and a private south-facing terrace overlooking the garden. We designed the small house with windows (blinds) in almost every room to let in plenty of light and offer views of the garden from anywhere. Ideal for an additional family. In total, the main house and its annex offer 5 large double bedrooms and 1 children's bedroom (with the possibility of adding an extra bed). The 1500m² garden, full of flowers and trees, is a delightful space for both adults and children. It includes games, a ping-pong table, etc. The swimming pool (10m x 4m) is heated and features a submerged cover and a wooden deck. At the far end of the garden, you'll find our permaculture field, where you can pick fruits and vegetables depending on the season. Mansouria, who looks after our house, can clean and prepare delicious meals for your arrival or during your stay. The two houses are ideal for up to 4 couples (or 8 adults) and/or 6 children, for a maximum of 12 people. The villa is located on the edge of the village, near the sea (3-5 minutes walk) and the Fier d'Ars (where the flora and fauna are magnificent), in a very quiet area. It is nevertheless close to the village center (5 minutes walk). In the summer, we only rent for two weeks, ideally 3 weeks. Our two sons (20 and 12 years old) provide their games, toys, and books. We can lend you baby equipment (travel cot, high chair, etc.). We look forward to welcoming you to our little paradise...

All the beds are new or recent and of excellent quality.

In the summer, we only rent for two weeks, ideally three weeks. Minimum 3-day weekend stays accepted outside of summer. 30% deposit required to reserve the house. €2500 security deposit. See you soon in our little paradise...

For many, the village of Loix is the most charming on the Île de Ré. In summer, it doesn't have the crowds of most villages. Its surroundings are magnificent. The market is open every morning (fishmonger, butcher, baker, fruits and vegetables, etc.). In the artisan village of Loix, a superb sports complex awaits you with clay tennis courts, squash courts, a gym, a clubhouse, etc., as well as shops selling jewelry, clothing, home decor, etc. There are 100 km of cycle paths on the island, and we can lend you our bicycles.
